Wisconsin's median two-bedroom FMR is $1,010 for FY 2026, just under the $1,018 national number. Behind that median, the state's 72 counties spread out a lot. Pierce County sits at the top, $1,709 for a two-bedroom. It's priced under the Minneapolis-St. Paul metro since it sits right across the river from the Twin Cities, and HUD's numbers reflect that. Wood County anchors the bottom at $973, home to roughly 74,000 people around Wisconsin Rapids. Twenty-seven counties fall inside a metro area, and a bunch share identical rates with their neighbors. Milwaukee, Ozaukee, Washington, and Waukesha counties all post $1,338 because HUD treats the whole Milwaukee-Waukesha metro as one pricing area. Zoom into the ZIP level and Milwaukee County's Small Area FMRs run from $1,140 to $2,010, one of the widest spreads in the state.

27 of the 72 counties sit inside a HUD metro area and share that metro's rate. The other 45 get a county rate built from their own rents. The Wisconsin median of $1,010 is within a couple percent of the national median county ($1,018). HUD also publishes ZIP-level Small Area FMRs covering 72 of the 72 counties, which is where the real variation shows up. Pick a county below for the full studio-to-four-bedroom table, payment standard ranges and ZIP rates.

The median two-bedroom moved up 1% from FY 2025. 65 counties went up, 7 went down, and the rest held.

HUD has already published FY 2027, effective October 1, 2026. Two-bedroom rates go up in 63 counties, down in 9, and hold in the rest. The table shows both years.
