Colorado's median two-bedroom fair market rent is $1,247. Summit County, a mountain resort area, tops the state at $2,467, and Sedgwick County out on the eastern plains is the lowest at $973. That's roughly $1,500 apart within the same state's borders. The Denver-Aurora-Centennial metro is the story here. Ten counties, Adams, Arapahoe, Broomfield, Clear Creek, Denver, Douglas, Elbert, Gilpin, Jefferson, and Park, all share that single metro rate, nearly a sixth of Colorado's 64 counties riding one number. Outside Denver, El Paso County shows the widest internal split: its Small Area FMRs range from $1,120 to $2,600 across ZIP codes, so if you're renting in Colorado Springs, check the ZIP before you assume the county rate applies.
17 of the 64 counties sit inside a HUD metro area and share that metro's rate. The other 47 get a county rate built from their own rents. The Colorado median of $1,247 is about 22% above the national median county ($1,018).
