Washington's two-bedroom fair market rent for FY 2026 sits at $1,374 statewide, but King County pulls that number up hard. King tops the list at $2,501, more than double Ferry County's $973 at the bottom. King shares its rate with only one other county, Snohomish, under the Seattle-Bellevue, WA HUD Metro FMR Area. That's one of four two-county metro pairs in the state. In all, 19 of Washington's 39 counties carry a metro-area rate. Inside King County itself, the ZIP-level Small Area FMRs stretch from $2,160 to $3,750, a $1,590 range across 113 of its 120 ZIP codes. If you're pricing a rental there, the county rate alone won't tell you much. You need the ZIP code.
19 of the 39 counties sit inside a HUD metro area and share that metro's rate. The other 20 get a county rate built from their own rents.
