Alaska's median two-bedroom fair market rent is $1,424, already one of the highest in the country before you even get to the outliers. Aleutians West Census Area sets the ceiling at $2,191, while Kusilvak Census Area comes in lowest at $973, a spread of well over a thousand dollars between two corners of the same state. What's unusual here is that none of Alaska's 30 boroughs and census areas share a rate with each other. Every single one gets its own metro or non-metro FMR area, unlike states where five or six counties ride the same number. Anchorage Municipality shows the widest ZIP-level split too, with Small Area FMRs ranging from $1,030 to $2,450 depending on where in the city you're looking.
3 of the 30 boroughs and census areas sit inside a HUD metro area and share that metro's rate. The other 27 get a local rate built from their own rents.
