West Virginia's two-bedroom fair market rent for FY 2026 comes in at $915, well under the national median of $1,018. But the state's priciest county doesn't stay under that number. It blows right past it. Hampshire County sets the high end at $1,573. HUD prices it off the Winchester, VA-WV MSA, a metro area that crosses into Virginia. Wyoming County sits at the bottom at $869, a bit over half of Hampshire's rate. Six pairs of West Virginia counties share a metro rate two at a time. Clay and Kanawha split the Charleston, WV HUD Metro FMR Area at $1,036. Cabell and Wayne share Huntington-Ashland at $973. Zoom into Putnam County's ZIP codes and the Small Area FMRs run from $1,000 to $1,580, a $580 spread, meaning the ZIP code matters as much as the county line there.
