Arizona's statewide median for a two-bedroom comes in at $1,365. Coconino County, home to Flagstaff, sits at the top with $1,921, and Santa Cruz County on the southern border is the cheapest at $1,129. That's a nearly $800 gap between the two. Arizona has 15 counties but only 8 metro areas, so a handful of counties end up sharing a rate. Maricopa and Pinal counties both use the Phoenix-Mesa-Chandler number, even though Pinal is far less dense than its neighbor. Maricopa's ZIP-level Small Area FMRs tell a different story on the ground, spreading from $1,530 to $2,760, so the flat county figure only gets you so far when you're comparing neighborhoods.
