Wyoming's median two-bedroom FMR lands at $980 for FY 2026, well under the $1,018 national number. Across the state's 23 counties, the spread is wide for a place with under 600,000 people total. Teton County sits alone at the top, $1,653 for a two-bedroom, more than $600 above the state median. Washakie County sits at the other end, $963, one of the smallest counties in the state at just 7,725 people. Only two of Wyoming's counties fall inside a metro area at all, Laramie County (Cheyenne) and Natrona County (Casper). Everywhere else HUD prices the county on its own. That shows up in the ZIP-level numbers too. Albany County's Small Area FMRs run from $960 to $1,530, one of the widest spreads in the state even though the county itself isn't tagged metro.

2 of the 23 counties sit inside a HUD metro area and share that metro's rate. The other 21 get a county rate built from their own rents. The Wyoming median of $980 is about 4% below the national median county ($1,018). HUD also publishes ZIP-level Small Area FMRs covering 23 of the 23 counties, which is where the real variation shows up. The median two-bedroom held flat from FY 2025. 19 counties went up, 4 went down, and the rest held.

HUD has already published FY 2027, effective October 1, 2026. Two-bedroom rates go up in 21 counties, down in 2, and hold in the rest. The table shows both years.
