Ohio has 88 counties, and HUD sets a Fair Market Rent for every one of them. For FY 2026 the median two-bedroom is $1,016. The highest is Union County at $1,433, the lowest Wyandot County at $973.

Ohio's two-bedroom fair market rent lands at $1,016 for FY 2026. Union County tops the list at $1,433, and it's a little unusual since it's a small county of about 63,000 people that gets its own HUD Metro FMR Area rather than riding along with a bigger neighbor. Wyandot County sits at the bottom at $973, nearly 47% less, despite being just two hours up the road. Seven counties share the Columbus metro rate, so the base number looks flat if you only check the county page. Zoom into the ZIP-level Small Area FMRs and Franklin County, Columbus's own county, spreads from $1,070 to $2,150 depending on which side of town you're renting in. That's the widest ZIP-level range in the state.
41 of the 88 counties sit inside a HUD metro area and share that metro's rate. The other 47 get a county rate built from their own rents. The Ohio median of $1,016 is within a couple percent of the national median county ($1,018). HUD has already published FY 2027, effective October 1, 2026. Two-bedroom rates go up in 75 counties, down in 13, and hold in the rest. The table shows both years.
