Utah's two-bedroom fair market rent sits at $1,181 for FY 2026, and Summit County is the reason that number looks high. Summit tops every county in the state at $2,185, more than double what you'd pay in Wayne County, the cheapest at $973. Utah's 29 counties don't cluster into large shared metro areas the way big states do. Nine counties carry a metro-area rate in total, and the biggest cluster is the Ogden, UT MSA, where Davis, Morgan and Weber counties all pay $1,614. Summit stands alone with its own rate. Its own ZIP codes tell the real story. Summit County's Small Area FMRs run from $1,630 to $2,780, a spread of $1,150 across just nine ZIP codes.
