Alabama's two-bedroom fair market rent lands at $879 a month statewide, but that's just the median across 67 counties. Baldwin County tops the list at $1,345, coastal demand pushing it well above anywhere else in the state. Winston County sits at the other end at $776, a gap of almost $600 if you're comparing the two. Alabama groups a lot of counties under shared metro rates. Five counties, Bibb, Blount, Jefferson, Shelby, and St. Clair, all use the Birmingham-Hoover number. Inside that same metro, Jefferson County's ZIP-level Small Area FMRs actually range from $1,020 to $1,900, so if you're renting out a place there, the flat county figure hides a lot of neighborhood-to-neighborhood swing you'd miss otherwise.
31 of the 67 counties sit inside a HUD metro area and share that metro's rate. The other 36 get a county rate built from their own rents.
